WebsterHart is not a typical project management company but a client-facing property consultancy which delivers a range of property-related services to our clients. We have extensive experience overseeing residential property projects in the UK, Europe, Asia and the U.S. All projects are different, and all clients have varying ambitions of time, cost and quality. To date we have been engaged in a diverse and challenging range of projects across the globe; with budgets ranging from a few hundred thousand to in excess of £60m.
These projects have included complex fit-outs of recently completed penthouses; restoration, refurbishment and extension of Grade I listed historic properties requiring extensive consultation; new build and refurbishment of country mansions, and the refurbishment and fit-out of family homes.

HOW WE DELIVER
The management of prime residential construction projects is complex and requires experience and an understanding of private clients – our team is made up of architects, quantity surveyors and seasoned project managers all of whom are experienced in the delivery of luxury building projects.
Residential projects of any size can be a minefield of potential hazards, some of which can be extremely costly; our experienced team guide our clients throughout to avoid these pitfalls.
The Finer Detail
PREPARATION & BRIEF
Establish the client brief, site conditions, statutory position (including listed status, conservation area requirements, planning strategy) and potential layout options & budgets.
PROJECT COST PLAN
Prepare an elemental cost plan for the construction works.
PROFESSIONAL TEAM APPOINTMENTS
We work with the clients’ lawyers to provide and negotiate a suite of appointments for the engagement of the professional team, which will include Architect, Interior Designer, Principal Designer Structural Engineer, Services Engineer, Planning Consultant, Party Wall Surveyor.
Prepare a Master Programme for the whole project and report to the client regularly on progress.
We would manage the Design Team on the client’s behalf, targeting the key programme dates within the Master Programme.
MANAGEMENT OF THE DESIGN
Manage the design team in the completion of the design in line with the project budget, master programme and any approvals.
We will liaise between the client and the design team to ensure that project milestones are met and that the client’s brief is maintained.
We will review the design regularly with our property management team to critique the proposals from the point of view of an end-user.
COMMUNICATION & REPORTING
We represent our clients at site and design team meetings, visit site on a regular basis and prepare regular progress reports.
Any changes to design will be documented and the effect that they will have on cost and programme will be reported to the client for approval.
We advise on the most appropriate contractor and procurement route for the project.

POST CONSTRUCTION HANDOVER
We will manage the defect period of the building contract.
